Residential Transactions

Single Family Dwellings

Condos

Multi-Unit Properties

Leased Land

While the purchase or sale of a residential single-family dwelling is the most common transaction at MNP Real Estate Law, I have extensive experience with all types of residential transactions including:

Condominiums -  A lawyer focused on clarity and being thorough is crucial in a condominium transaction, especially for those buying a condo for the first time.  From  review of status certificates, declarations and the rules, to unit boundaries, permitted uses of a unit and the building's amenities, to rules about smoking/pets, I will be there to guide you through all aspects of your particular building & unit and condominium ownership in general. I live in a high-rise condo, giving me a unique perspective on the pros and cons of the "condo lifestyle".

Multi-Unit Properties & Leases - The multi-unit rental property continues to be a popular investment in Ontario.  I can help you understand the differences between a single-family dwelling purchased as your principal residence, and buying a multi-unit investment property.  I can also assist with residential lease preparation, and provide advice about the landlord & tenant relationship and the Residential Tenancies Act.  Whether it's a duplex or a 100 unit apartment building let's work together to get the rental income flowing.

Cottage Properties - Buying a cottage is a goal for many, but the transacion often involves complications and issues not present when buying an urban/subdivision property.  Will I have ownership up to the water's edge?  What is a shore road allowance, and will I own mine? Do I have legal access to the property?   Trust me to ensure your dream cottage becomes a reality and not a nightmare.

Leased Land - Sometimes you only buy the house, and lease the land.  Sandy Cove Acres in Innisfil is a great example of a thriving land-lease community. I can help you understand the unique aspects of a leased land transaction, including the details of your land lease, and how to finance/mortgage a dwelling when you don't own the land.
